This developer was especially active in the community. He envisioned a place to offer housing for disabled veterans and education in wetlands conservation.
The client initially requested services creating capital and operating budgets and designing revenue strategies, including fundraising. But quickly the project's scope expanded to a focus on strategic options, positioning this opportunity with regard to core competencies, the existing market landscape, revenue timelines, and community needs. This led us to surprising potential partnerships, and I helped the client open conversations and take steps towards long term success.
What the client didn't know when we first met was that I have years of exposure to real estate law. This allowed us to quickly assess strategic obstacles such as easements, zoning, HOA burdens, and other factors. Because of my comprehensive nonprofit management expertise, I could bring into focus the client's capital and launch strategy, but extend beyond this first phase by sketching operating budgets and ongoing program requirements. This created a complete picture of the project's possible lifespan - and convinced us that we would need key partners to make the most of this opportunity.
